Where to
start:
- Find
a piece of land. You could contact Estate Agents, Surveyors or look through
the classified ads in your paper. You could find details at your local
planning department.
- Does
the piece of land have Outline Planning Permission (O.P.P.) which means
permission for a certain size and type of dwelling but no specific design
details or does it have Detailed Planning Permission (D.P.P.) which means the
design has also been worked out and approved.
- If
the plot has, D.P.P. is the design what you want? If not its worth speaking to the planning department to see if
they will let you amend the design. It's far better if it only has O.P.P or no
permission applied for yet. There is more scope for change. It's best to sort
this out before you purchase the plot!
What
Now:
- You
now need the services of someone such as us.
- We
will have an initial meeting with you (free of charge within Norwich Area) to
discuss your ideas and the overall feasibility of the project.
- We
will write to you confirming what our fees will. Generally, design work is
charged on an hourly rate and then the detailed drawings for a fixed fee. We
will also give an indication of what Local Authority charges will be and also
confirm whether or not any consultants will need to be involved, such as
Structural Engineers to design steel work etc. A Quantity Surveyors services
may save on building costs
- A
site survey will be carried out if deemed necessary to locate trees, drains
etc and to setout the site access / drive entrance.
- If
Outline Planning Permission has been obtained we will negotiate the detailed
design with the planners and submit the application on your behalf liasing with them as and when necessary. Planning
Permission could still take around 8 weeks. We will require a location plan at
a scale of 1:1250 or 1:2500 for the application (often found with your deeds
outlined in red). If you do not have one, we can organise this.
- More
detailed drawings will then be prepared giving all the necessary construction
information to submit for Full Plans Building Regulations approval and also to
enable the builder to carry out the work.
- We
can obtain prices, organise builders, and if you
wish, carry out full supervision. All can be tailored to suit your particular
requirements.
